Settlement for the sale of my cousin's house was yesterday/today. I love that everything could be done online since the buyer is in NY, I'm in NJ, and the house is in FL. I believe she was physically there yesterday, though. There was a final walk through. She then signed all of the papers. They were emailed to me. I printed them out, took them to a local shipping place, had them notarized, and over nighted them back to the attorney. He should have them tomorrow and finalize everything. The notary and shipping cost me $70 which is insignificant and a whole lot cheaper than if I would have had to take off from work and fly down to FL to close in person.

On the plus side, the house sold for more than I had projected and the buyer was someone I had excluded from the realtor agreement, so no big commission. My final cut came to $477,203.26. Retirement is getting closer by the day.Steve

Same here, I live in Los Angeles and sold my condominium in Hawaii during the height of the pandemic. Never once did I need to fly to Hawaii. My realtor in Hawaii arranged for a mobile notary in Los Angeles to make a house call to come to me in Los Angeles (I didn't even need to leave home). Everything else documents-wise was done via Docusign. Easy as pie.

congrats at finally having it almost completed....but also sad that it is no longer in the family...but you have the memories of the house and your uncle...its amazing what we can do these days with technology and how fast....thats a major chunk to add to your retirement

DS did your realtor use staging (ie, rental furniture, potted plants, household items, etc) and if so who paid for it and at what cost? What kind of repairs was needed (ie, painting, plumbing, flooring, etc) and how much was it if you don't mind me asking? Did you receive the bills or was it placed in escrow? Despite the tragedy of the situation, I'll bet it feels good to have that behind you.
When we bought our house last year, it was basically done remotely as well. Mobile notaries for all the important stuff, Docusign for everything else. Not quite 100% virtual, but probably as close as it should get!History will judge the complicit.

I do wonder why Notary is still a thing. We can transact millions of dollars online but a house requires a notary. Why not DocuSign for that stuff? It would be so much easier and cheaper.Steve
