          * Despite the high cost of living, it remains very popular.
          * Why should I pay for my daughter's education when she already knows everything?
          * There are no shortcuts to anywhere worth going.

That's amazing, huge congrats!! It's an incredible feeling to not have debt hanging over your head when you go to sleep at night. When we bought our current house debt-free, it took us months to really process & emotionally internalize that freedom. It's thrilling, and gives you an incredible peace of mind. Again, congratulations!!!

                • Thanks to all. Two mortgages done -- one in the city in 2012, and one in the hills in 2022. Below are views from my city and hill homes.

                    • Thanks so much James. There is peace I find in owning properties especially in these kinds of markets. I have 1 more property I like to invest into though -- a house on an island.

Less than 1 year? How do you figure that? Can you pay off over $38K in interest bearing debt in 1 year?

I think they were considering wiping it out with EF. Plus at that number you are minimal interest depending on what rate they have. 3% is $1140, so it's principal they are paying. I think they are going to do it. You also forget that it's all principal payments on top of a mortgage.

                              • Actually we decided not to use our EF to pay it off in a year. So 46 payments to go.
