She bought the house for purchase price of 215 but on the sale it has a gift of equity of 110,000....And there is no written agreement...A lawyer reccomended to my mother and had the life tenent or something along those lines written on there and my sister took that off...

What a sad situation. Sis is angry she played white knight, paid of mortgage and tax arrears. Right to tenancy gets crossed off the legal documents transferring ownership. Dad gets tossed out, Mom won't vacate the master bedroom and doesn't get along with obedient BF. Sis wants her out so mom needs to figure out if she has any legal standing. Could she buy time by taking on the role of 'housekeeper' for salary and room & board?
Perhaps she and dad could reconcile. If mom has any skills she can polish them up to help support herself. If that scenario can't work, I hope you're in a position to step up and move mom to your home. Dad will support her phone and food.
While it's a sad situation, your parents had no obligation to finance sister through university, I doubt there are laws that require children to support parents.
