Just wanted to say that we closed on our first house today! Got an awesome deal on a foreclosure and got it before the rates started going up again (5.875%).
3 bd 1.5 bth townhouse with a finished basement in the suburbs of Chicago for $178k. Other townhouses in the neighborhood are selling for around $230k. Has a nice pond in the back with a huge deck overlooking it. It needs carpet, paint, etc...but nothing too major (I hope). Awesome location - right between both our works. 15 mins from my work, 15 mins from my wife's work. 2 minutes from our church (we're really involved and go there probably 3 nights a week). We're really excited! Planning to put about $20k in remodeling costs into it and live there for maybe 10 years or so.

Enjoy spiffing it up, making it even more pleasant an abode with painting and such. Be sure to read up on pond keeping if you are unfamiliar. Different sorts and sizes of ponds require different kinds of upkeep.
