    well fiddlestix..... I really thought this would have been an option. Apparently, with this credit union, in my State, you're not allowed/able to "lock in" a HELOC ---> Fixed rate, unless you have a existing mortgage on the property.... This surprising, because I was not told this (expressly at least) when I originally picked up the HELOC on the house. And it was paid off @ that point already. (W/O mortgage).

    Sounds like my only other option will be to do a cash-out refi @ a fixed rate. (not sure what those rates are these days, but they're supposed to get back to me).

    FWIW on the HELOC, sounds like from their estimates, I would have been able to drop 0.25% total to the rate + lock it in.
